The long-awaited Development Plan 2036 for Navi Mumbai was published by MMRDA on 12-Oct-2025. Highlights: 12 new townships (Ulwe-2, Dronagiri-2, Kalamboli Phase-3, etc.), 3 additional metro corridors (airport–JNPT, Taloja–Mumbra, Kharghar–Ghatkopar), and 200 ha central green belt. Total housing supply target: 9 lakh units by 2036, accommodating 4.2 Mn population. Land use: 48% residential, 22% commercial, 14% industrial, 16% green & public. We identify five early-bird investment corridors where land prices are still at 2020 levels—expected to jump 30–40% once DP is notified. Public suggestions open till 30-Nov-2025.
